Where are Adria Holiday Mobile Homes located within Pra’ delle Torri?
Our Adria Holiday Mobile Homes are located in two different areas within Pra’ delle Torri:
- In the Golf Village, just a stone’s throw from the golf course and approximately 500 metres from both the beach and the water park. In this area, you’ll find the Adria Holiday Reception, along with the Rialto, Vivaldi, and Marco Polo Mobile Home models;
- In Zone D, about 300 metres from the beach and 500 metres from the water park. Here, you’ll find the Rialto, San Marco and Marco Polo Mobile Home models.

What’s included in the price of my stay?
If you’ve booked directly with Adria Holiday on our website, www.adriaholiday.it, or through an offer sent by our booking centre, your stay includes:
- Accommodation for 4 adults and 1 child in Rialto, San Marco and Vivaldi Mobile Homes and for 6 people in Marco Polo Mobile Homes;
- 1 set of Bed linen and Towels for every guest indicated in your booking;
- Free parking space for 1 car next to the mobile home;
- Air conditioning;
- Free Wi-Fi inside your mobile home, in the pools and communal areas of the resort;
- Use of sports courts;
- Huge SEAFRONT WATER PARK: Olympic pool, semi-Olympic pool, pirates’ island for the youngest guests, large lagoon pool with slides and whirlpool;
- Mini Club, Junior Club and evening shows;
- Slide park with 4 large water slides;
- Activity Park equipped with a skatepark, parkour area, Panna football, bouldering area, and much more.
Additionally, you’ll find a portable parasol and two director’s chairs in your Mobile Home, perfect for taking to the free access beach area of Pra’ Delle Torri.
Please let us know the correct number of people traveling with you at least 3 days before your arrival date, otherwise we may not be able to provide linens for everyone or we may be forced to charge a supplement. What’s NOT included in the price of my stay?
If you’ve booked directly with Adria Holiday on our website, www.adriaholiday.it, or through an offer sent by our booking centre, your stay does NOT include:
- Tourist Tax (In 2025 €2.00 per night per person aged 6 and over for a maximum of 10 consecutive nights to be paid IN CASH, but further changes are not excluded);
- Refundable €100 deposit per Mobile Home, deposited in cash at check-in;
- BEACH SPOT. If you wish, you can reserve your parasol at the beach or by the pool immediately after check-in at the resort’s beach office;
- Linen and towel change €25 per set/person;
- AMENITIES for our little guests. Cot, high chair, pushchair… contact us for a full list of amenities available for hire.
Unless otherwise envisaged in the offer you received, mandatory final cleaning charges are added automatically to each booking.
When is the best time to book?
You might already know, but we apply dynamic pricing to our Mobile Homes. This means it’s always best to book well in advance: when bookings open for the following season (usually in July or August), you’ll find our most advantageous prices ever. As the number of bookings increase and our availability decreases, rates will rise.
This means our prices change continuously and are automatically generated based on market demand and facility occupancy percentage rates. If the offer you see suits you, don’t wait too long to book: the price you see might not be available for long!
Can I hold a Mobile Home for a few days before confirming my booking?
Unfortunately, this isn’t possible. Our Mobile Homes can be booked on-line on our website and on a selection of our partner portals 24/7.
If the offer you see suits you, book immediately: the price you see might not be available for long! If you’re still unsure, we recommend booking anyway: you have 5 days to pay the deposit or, if necessary, cancel before sending it
After 5 days from booking, if we haven’t received your deposit, your reservation will be cancelled.
Is there a minimum age for check-in?
The minimum age to check in to our Mobile Homes is 30 years old.
Are you a GROUP OF FRIENDS under 30? We’re sorry, but our Mobile Homes are not suitable for you. We’ve learned a lot over the years… and now, at the request of the management, we can no longer accept groups of young men or women under the age of 30.
BEWARE: If, upon check-in, individuals under 30 years old are present without prior notification, we will unfortunately be forced to CANCEL YOUR RESERVATION WITHOUT REFUND.
Are you travelling as a couple and you or they are under 30? You are most welcome! The minimum age rule for check-in only applies to groups of 3 people or more.

I have a small child who sleeps in the bed with us; do I need to include them in the person count?
Absolutely! Infants and young children are considered people and are counted as such, even if they sleep in a cot or share a bed with older individuals. The maximum occupancy calculation for Mobile Homes doesn’t just consider beds, but also a series of safety parameters that cannot be ignored.
BEWARE: At check-in, all individuals must be registered and present a valid ID (identity card, driving licence, or passport). If the total number of guests exceeds that indicated in your reservation, the Central Reception staff will not be able to grant you access to the resort, and Adria Holiday staff will not be able to hand you the keys to the Mobile Home: your reservation will be cancelled without any refund. Please also note that unregistered individuals cannot be accommodated in the Mobile Home.
Is the use of sun loungers by the pool free at Pra’ Delle Torri?
At Pra’ Delle Torri, the use of parasols and sun loungers by the pool is free until 28 May 2025, and from 12 September 2025, until it closes.
From 29.05.2025 until 11.09.2025, the parasol service at the pool and beach is subject to a charge.
Conveniently book your parasol on-line for the accessorised beach or pool by clicking here. You’ll find it available and can use it right from your arrival. The service might not be guaranteed for the entire opening period due to weather conditions and availability. The purchase is non-refundable in case of early departure or for any other reason. It’s not possible to exchange the beach parasol service for the pool parasol service, or vice-versa.
Is the beach spot at Pra’ Delle Torri included in the price?
Is air conditioning included in the price?
Yes, for the mobile homes at Pra’ Delle Torri, air conditioning consumption is included in the price.
PLEASE NOTE: we do our best to reduce waste and are committed to raising our guests’ awareness of this important issue. For this reason, we ask you to turn off the air conditioning when you leave the mobile home and not to use it with the windows open. If we notice improper use of the air conditioning during your stay, your security deposit will be withheld.
What type of bed and bath linen is included in the price?
For guests who book directly with Adria Holiday, either on our website or through an offer sent by our booking centre, a first set of bed linen and towels for all reported guests is included in the price.
Please let us know the correct number of people traveling with you at least 3 days before your arrival date, otherwise we may not be able to provide linens for everyone or we may be forced to charge a supplement.
We will provide one set of sheets, one bath towel and one face towel for every person reported in the booking. Therefore, it is essential that you indicate the exact number of adults and children so our staff can prepare the linen before your arrival.
Linen can be changed at the request of guests, for a fee of €25 per person per change.
Are Mobile Homes at Pra’ delle Torri equipped with grills?
Yes, all Adria Holiday Mobile Homes at Pra’ delle Torri are equipped with gas grills, complete with 5 kg cylinder. You will find it on your veranda.
Guests are required to clean the grill after each use. If the grill is found dirty at check-out, €30.00 will be deducted from the security deposit.
For safety reasons, it is forbidden to use grills inside the Mobile Homes or under the veranda. Grills must be used in the courtyard in front of or adjacent to the wooden veranda, away from trees. Furthermore, the use of the grill must not disturb other guests or cause any hazards.
Can I bring my pet to Adria Holiday Mobile Homes at Pra’ Delle Torri?
No, pets are not allowed within Pra’ delle Torri.
Should we find an animal present at check-in, the Adria Holiday staff will not be able to give guests the keys to the Mobile Home: the booking will be cancelled without any refund.
Is a deposit required to confirm the booking?
To confirm a booking for one or more Adria Holiday Mobile Homes, a 30% deposit of the total amount is required as a down payment. This must be paid via credit card or bank transfer within 5 days of the booking date. Upon receipt of the payment, a booking confirmation will be sent via e-mail and/or WhatsApp.
After 5 days from booking, if we haven’t received your deposit, your reservation will be cancelled.
When should the balance payment be made? And how?
The remaining balance may be paid:
- 9 days before your arrival date via bank transfer or credit card. You’ll receive an e-mail with all the instructions;
- At check-in in cash (up to the legal limit of €4,999.00 as per Italian law) or debit/credit card (Visa, Mastercard; American Express is not accepted). We do not accept payments by cheque.
The city tax will be calculated and must be paid in cash to the Adria Holiday staff upon check-in.
A security deposit of €100.00 must be paid at check-in at the Adria Holiday Reception, in cash only. This deposit will be refunded upon your departure after an inspection of the Mobile Home’s condition.
It may be withheld, in full or in part, in the event of damage to the accommodation unit or its furnishings, loss of keys or part of the inventory, improper use of the air conditioning, or if the Mobile Home’s condition requires extraordinary cleaning.
Besides the balance of the stay, will I have to pay anything else at check-in?
At check-in at the Adria Holiday Reception, in addition to the balance of your stay, you will have to pay, in cash only:
- A security deposit, or deposit, of €100.00 per Mobile Home, which you will be refunded at check-out, after an inspection of the Mobile Home’s condition. This amount may be withheld, in full or in part, in the event of damage to the Mobile Home or its furnishings, loss of keys or part of the inventory, improper use of the air conditioning, or if the Mobile Home’s condition requires extraordinary cleaning.
- The tourist tax for the town of Caorle (In 2025 €2.00 per night per person aged 6 and over for a maximum of 10 consecutive nights, but further changes are not excluded.).
Can I change the dates of my booking?
If you have booked directly with Adria Holiday, once you have paid the deposit and received your booking confirmation, arrival and departure dates may only be changed subject to availability and subject to a rate adjustment no later than 8 days before arrival.
How do I change my booking?
To change the dates of your reservation, or the Mobile Home model, access your personal area
by clicking on the button “Modify/Cancel this Reservation” that you find in the confirmation e-mail you
received when you made the reservation. You will have access to a window where you can change the
dates or change rooms, based on actual availability and rates.
Alternatively, click here to access the booking system for the Mobile Homes at Pra’ Delle Torri on our website www.adriaholiday.it and click on the icon with the symbol of a little person at the top right: a menu will open, where you can click on the “Edit Reservation” item. Enter your booking number and the e-mail address you used to book to access the window where you can make all changes.
If you encounter any problems and you are unable to complete the operation following the procedures indicated, send us an e-mail at info@adriaholiday.it indicating your name and surname, the booking number and informing us of the changes you would like to make. We will get back to you as quickly as possible.
If I arrive later or leave earlier than my booked stay dates, will I be refunded?
How late can I cancel my booking for free?
If you’ve booked directly with Adria Holiday on our website, www.adriaholiday.it, or through an offer sent by our booking centre, you can cancel free of charge and receive a full refund of the deposit paid up to 8 days before the arrival date.
If you cancel from the 7th day up to the day of arrival, your deposit will be retained.
In case of a no-show by 10:00 am on the day after your scheduled arrival without prior notification, the accommodation will be considered forfeited. Under no circumstances will refunds be issued for early departures or late arrivals.
How do I cancel my booking?
If you’ve booked directly with Adria Holiday, you can cancel your booking by clicking on the button “Modify/Cancel this Reservation” that you find in the confirmation e-mail you received when you made the reservation.
Alternatively enter the booking page for the Mobile Homes at Pra’ Delle Torri on our website www.adriaholiday.it by clicking here and click on the icon with the symbol of a little person at the top right: a menu will open, where you can click on the item “Edit Reservation”. Enter your booking number and the e-mail address you used to book: a window will open containing all the details of your booking, where you can click on the button “Cancel Reservation”.
If you encounter any problems and you are unable to complete the operation following the procedures indicated, send us an e-mail at info@adriaholiday.it indicating your name and surname, the booking number and informing us of the cancellation. We’ll get back to you as soon as we can.
To process the deposit refund via bank transfer, we require the following details: account holder’s full name, IBAN, and BIC-SWIFT code. If you paid the deposit by credit card, we will attempt to process a direct reversal to your card. If this isn’t possible, we will issue the deposit refund via bank transfer.
Can I choose the number of the Mobile Home?
During the booking process, you can choose the Mobile Home model that best suits your needs. However, the specific Mobile Home number and/or pitch number are never guaranteed and are automatically assigned by our booking system to optimise availability. You might not know this, but each unsold night can cost us up to €500. For this reason, we do our best to optimise the availability of our Mobile Homes throughout the entire opening period.
However, during certain times of the year, especially for those who book directly and well in advance, you can add the PREFERRED NUMBER service to your booking, which allows you to express a preference for a specific Mobile Home number.
The PREFERRED NUMBER service is upon request, costs €150, and must be reconfirmed by the Adria Holiday booking centre. When available, you can add it directly during the booking process on our website, or request it by sending an e-mail to info@adriaholiday.it or a WhatsApp message to +390421380351. Our booking centre will contact you to confirm or definitively cancel the service, based on actual availability.
If the number you requested is no longer available, don’t worry: the service will be cancelled from your booking, and its amount will be deducted from your total.
NOTE: In the event that, due to serious unforeseen technical issues at the time of your arrival, we are unable to offer you the desired number, the cost of the service will not be charged, or if already paid, it will be refunded.
Can I choose the area of the resort where I'll stay?
During the booking process, you can choose the Mobile Home model that best suits your needs, but if the model you’ve selected is available in multiple areas of the resort, the specific area is never guaranteed.
The Mobile Home number will be automatically assigned by our booking system to optimise availability. You might not know this, but each unsold night can cost us up to €500. For this reason, we do our best to optimise the availability of our Mobile Homes throughout the entire opening period.
However, during certain times of the year, especially for those who book directly and well in advance, you can add the PREFERRED AREA service to your booking, which allows you to express a preference for a specific area of the resort.
The PREFERRED AREA service is upon request, costs €80, and must be reconfirmed by the Adria Holiday booking centre. When available, you can add it directly during the booking process on our website, or request it by sending an e-mail to info@adriaholiday.it or a WhatsApp message to +390421380351. Our booking centre will contact you to confirm or definitively cancel the service, based on actual availability.
If the area you requested is no longer available, don’t worry: the cost of the service will be deducted from your booking.
NOTE: In the event that, due to unforeseen technical issues at the time of your arrival, we are unable to offer you the desired area, the cost of the service will not be charged, or if already paid, it will be refunded.
Can I book 2 or more Mobile Homes next to each other?
Are you travelling with another family and have booked 2 or more Mobile Homes in the same resort?
The Mobile Home number will be automatically assigned by our booking system to optimise actual availability. You might not know this, but each unsold night can cost up to €500. For this reason, we do our best to optimise the availability of our Mobile Homes throughout the entire opening period.
However, during certain times of the year, especially for those who book directly and well in advance, you can add the PROXIMITY service to your booking, which allows you to express a preference for 2 or 3 nearby Mobile Homes.
The PROXIMITY service is upon request, costs €100.00 per Mobile Home and is available for a maximum of 3 Mobile Homes and must be reconfirmed by the Adria Holiday booking centre. If available, add the service during booking by writing the name and surname of the person you want to be near in the booking notes. Alternatively, send us an e-mail at info@adriaholiday.it or a WhatsApp message at +390421380351. Our booking centre will contact you to confirm or definitively cancel the service, based on actual availability.
The possible proximity options are: side-by-side, facing each other, back-to-back, or Mobile Homes in the same cluster, even if alternating.
If we are unable to offer any proximity option, don’t worry: the cost of the service will be deducted from your booking.
PLEASE NOTE: in the event that, due to unforeseen technical issues at the time of your arrival, we are unable to offer you the desired proximity, the cost of the service will not be charged, or if already paid, it will be refunded.
Can I request extra cleaning during my stay?
Is parking for my car included in the price?
Yes, the price includes parking for one car per Mobile Home. The parking space is located near your accommodation.
I have a second car, where can I park it?
Are you travelling with 2 cars? The Pra’ Delle Torri’s private car park is subject to a fee and availability. This service must be requested and paid for directly upon arrival at the Central Reception. Alternatively, you can park your second car in the unattended car park in front of the entrance to the resort.
How do I reach Pra’ Delle Torri?
If you’re travelling BY CAR
To reach the Adria Holiday Reception at Pra’ Delle Torri, click on this LINK, enter your starting point, and view the Google Maps itinerary.
If you are travelling BY PLANE
if you would like to book a private transfer that will take you from the airport directly to Pra’ Delle Torri in Caorle, please send us an e-mail at info@adriaholiday.it or a WhatsApp message and give us your flight number, estimated time of landing and total number of people travelling with you and we will book a transfer for you with an NCC.
Alternatively, if you prefer to take the bus from the airport to Caorle station, here’s some useful information:
ATVO Line 4A (VENEZIA – MESTRE – AEROPORTO MARCO POLO – SAN DONÀ DI PIAVE – CAORLE): The ATVO company offers a shuttle service from Marco Polo Airport to Caorle. The journey takes approximately 90 minutes. Buses depart regularly, and the stop is located at the airport exit.
ATVO line (Treviso Airport – Caorle): Take the ATVO bus from Treviso Airport to Mestre (travel time is approximately 30 minutes). Change in Mestre: Once in Mestre, take another ATVO bus to Caorle. The journey from Mestre to Caorle takes approximately 90 minutes.
The bus stop is just a few metres from the entrance to Pra’ Delle Torri.
If you’re travelling BY TRAIN
By train, you can reach the railway station of one of the closest towns to Caorle and then continue by bus or taxi.
From San Donà di Piave-Jesolo Railway Station
ATVO public bus service approx. 1.5 km from the railway station, bus towards Caorle, stop 10 metres from Pra’ delle Torri.
From PORTOGRUARO Railway Station
ATVO public bus service approx. 1.0 km from the railway station, bus towards Caorle, connecting bus to Duna Verde, stop 10 meters from Pra’ delle Torri.
From VENICE-MESTRE Railway Station
ATVO line bus towards San Dona di Piave with connection to Caorle, stop just 10 metres from Pra’ delle Torri.
If you decide to continue by taxi from the railway stations, the address for Pra’ Delle Torri is: Viale Altanea, 201 – 30021 Caorle (VE).
When I arrive at Pra’ Delle Torri, what should I do?
Upon your arrival at Pra’ Delle Torri, park your car outside and register at the Central Reception, where you’ll register your party and receive your wristbands, which will grant you access to the facility.
The Central Reception staff will direct you to the Adria Holiday Reception, which is just a few metres from the entrance, in the Golf Village area, near the entrance to the golf course. Click here to view the location of our reception on the interactive map of Pra’ delle Torri.
At the Adria Holiday Reception, you’ll complete your check-in: you’ll settle any outstanding amounts for your booking, pay your tourist tax in cash and leave a security deposit of €100.00 per Mobile Home, also in cash. Your Mobile Home will be ready from 4:00 pm. From this time onward, as soon as you’ve completed check-in and payments, you’ll receive your keys.
PLEASE NOTE: keys will only be handed over AFTER ALL OUTSTANDING AMOUNTS HAVE BEEN PAID. If paying by bank transfer, the balance must be credited before key handover. For arrivals after 6:00 pm where Self Check-In has been agreed upon IN ADVANCE, the balance must be paid by the morning of the following day, during our reception’s opening hours; otherwise, the accommodation must be vacated.
The Adria Holiday Reception hours are as follows:
From 11:30 am to 1:00 pm and from 3:00 pm to 6:00 pm, you can meet or contact us for information and to make any outstanding payments.
From 1:00 pm to 3:00 pm, the ADRIA HOLIDAY RECEPTION is CLOSED to observe THE HOURS OF SILENCE.
Your Mobile Home will be ready from 4:00 pm. Therefore, you can pick up the keys from 4:00 pm to 6:00 pm.
If you arrive after 6:00 pm, PLEASE NOTIFY US, and we’ll arrange an after-hours self-check-in and send you the instructions.
Please remember that the HOURS OF SILENCE apply from 11 pm to 7 am, cars are not allowed to drive around the resort and guests can only walk in. To access the resort during this time, you’ll need to leave your identification documents at the Central Reception. They will be returned to you the following morning when you go back to the Central Reception to complete the registration of your party.
Where can I pick up the keys to my Mobile Home?
After registering at the Central Reception of Pra’ Delle Torri, starting from 4:00 pm, you can check in, settle any outstanding payments, pay the tourist tax in cash and leave your €100.00 security deposit, and receive the keys to your Mobile Home at the Adria Holiday Reception. What are the opening hours of the Adria Holiday Reception at Pra’ Delle Torri?
Our staff is available during your stay for any questions or needs you may have. The Adria Holiday Reception is open every day from 11:30 am to 1:00 pm and from 3:00 pm to 6:00 pm.
Please remember that the SILENCE TIME apply from 1:00 pm to 3:00 pm, during which time entry/exit and circulation within the resort with motor vehicles are not permitted. Our reception is closed during these hours.
From what time on arrival day can I access the resort and all its services?
On your arrival day, you can enter the resort and start using its services (bars, restaurants, pool, beach, etc.) from 7:00 am.
Adria Holiday Mobile Homes will be ready from 4:00 pm. From this time onward, you can go to the Adria Holiday Reception to check in, settle any outstanding amounts, pay your tourist tax, leave your €100.00 cash security deposit, and pick up your keys.
Please remember that from 11 pm to 7 am, the SILENCE TIME apply, cars are not allowed to drive around the resort and guests can only walk in. To access the resort during this time, you’ll need to leave your identification documents at the Central Reception. They will be returned to you the following morning when you go back to the Central Reception to complete the registration of your party.
From what time can I check-in at the Adria Holiday Reception?

If you arrive after 6:00 pm, PLEASE NOTIFY US, and we’ll arrange an after-hours self-check-in and send you the instructions.

I'm arriving after 6:00 pm; how can I pick up the keys?
The Adria Holiday Reception is open until 6:00 pm. If you arrive later, please get in touch with us, and we’ll arrange an after-hours Self Check-in. We’ll send you instructions on how to access your Mobile Home, and we’ll expect you at the Adria Holiday Reception the following day, during opening hours, to complete the check-in process. Contact us by phone or send a WhatsApp message to +39 333 412 0470 for all the necessary information.
Please remember that the SILENCE TIME apply from 11 pm to 7 am, cars are not allowed to drive around the resort and guests can only walk in. To access the resort during this time, you’ll need to leave your identification documents at the Central Reception. They will be returned to you the following morning when you go back to the Central Reception to complete the registration of your party.
What time do Mobile Homes need to be vacated on departure day?
On the day of departure, the Mobile Home must be vacated and the keys returned by 9:30 am.
Our Pra’ Delle Torri staff will contact you a day before your departure to arrange your check-out. You will set an appointment on the morning of departure day, and the check-out will take place in person at your Mobile Home. During this time, the accommodation will be inspected and your security deposit refunded.
The security deposit may be withheld, in full or in part, in the event of damage to the Mobile Home or its furnishings, loss of keys or part of the inventory, improper use of the air conditioning, or if the Mobile Home’s condition requires extraordinary cleaning.

Do you need to depart during the night or early in the morning? If so, contact our staff at least one day in advance and request an after-hours self check-out.
After vacating the Mobile Home, you can remain inside Pra’ Delle Torri and use all its services for free until 12:00 am. After this time, your wristbands will no longer open the turnstiles at the pools and Central Reception. The entrance barrier, which reads car number plates, will also no longer open automatically. Before departing, guests are required to dispose of all rubbish, wash dishes and utensils, empty and turn off the refrigerator, and leave the hob and rooms tidy.
How can I contact the Adria Holiday staff at Villaggio San Francesco?
What should I do if I find something broken in the Mobile Home? Or if something breaks during my stay?
At every check-out, a home inspection is performed to identify any damage or breakages. However, sometimes something might be missed! If upon your arrival you notice anything broken, immediately contact our on-site staff by phone or WhatsApp at +39 333 412 0470.
If you accidentally break something, or if an appliance malfunctions during your stay, immediately contact our on-site staff by phone or WhatsApp.
In case of breakdowns, malfunctions, or damage to appliances or other equipment inside the mobile home, we will do our best to perform repairs within 3 days of the report.
If the intervention of a maintenance person or specialised technician becomes necessary, we’ll contact you to inform you about the inspection. If you are unreachable, we reserve the right to access the Mobile Home in your absence to carry out the repair, in order to guarantee your safety and the safety of those travelling with you.
What happens if I lose the keys to the Mobile Home?
If you lose the keys to your Mobile Home during your stay, please visit the Adria Holiday Reception to request another set.
If the Mobile Home keys are missing at check-out, a penalty of €50.00 will be applied for each missing set of keys.
How does Wi-Fi work at Pra’ Delle Torri?
Our Mobile Homes at Pra’ delle Torri feature Wi-Fi connection, which is included in the price. The login credentials are indicated in the “Welcome” document that you will find inside your mobile home.
What’s more, you’ll be able to use Pra’ Delle Torri’s free Wi-Fi network in the resort’s communal areas, such as the water park, bars, and restaurants.
Is there the SILENCE TIME at Pra’ Delle Torri?
At Pra’ Delle Torri, the SILENCE TIME is observed from 1:00 pm to 3:00 pm and from 11:00 pm to 7:00 am. During these times, you are not allowed to drive or enter/exit the resort by car.
The Adria Holiday Reception will also be closed from 1:00 pm to 3:00 pm.
If you need to enter or exit the Village during hours of silence, please contact our staff at +39 333 412 0470, and we’ll explain how to proceed.
Can I have guests during my stay at Pra’ Delle Torri?
If a guest comes to visit you for a day trip, they must stop at the Central Reception of Pra’ Delle Torri to register and pay the daily entrance fee.
If the guest wishes to stay overnight for one or more nights in your Mobile Home, they are welcome, provided that the maximum permitted occupancy is not exceeded. 4 adults and 1 child for the Rialto, San Marco and Vivaldi mobile homes and 6 people for the Marco Polo mobile homes. Should there still be available beds, the guest will not owe Adria Holiday any additional charges; they will only need to pay the tourist tax for the actual nights of their stay at the Adria Holiday Reception.

What’s NOT included in the price of my stay?
If you’ve booked directly with Adria Holiday on our website www.adriaholiday.it or through an offer sent by our booking centre, your stay does NOT include:
- Tourist Tax (In 2025 €2.00 per night per person aged 6 and over for a maximum of 10 consecutive nights to be paid IN CASH, but further changes are not excluded.);
- Refundable €100 deposit per Mobile Home, deposited in cash at check-in;
- Help us avoid waste! Air conditioning is charged based on consumption: €1.00 per kW/hour;
- BEACH SPOT. If you wish, you can reserve your parasol at the beach or by the pool immediately after check-in at the resort’s beach office;
- Linen and towel change €25 per set/person;

Unless otherwise envisaged in the offer you received, mandatory final cleaning charges are added automatically to each booking.
When is the best time to book?
You might already know, but we apply dynamic pricing to our Mobile Homes. This means it’s always best to book well in advance: when bookings open for the following season (usually in August), you’ll find our most advantageous prices ever. As the number of bookings increase and our availability decreases, rates will rise.
This means our prices change continuously and are automatically generated based on market demand and facility occupancy percentage rates. If the offer you see suits you, don’t wait too long to book: the price you see might not be available for long!
Can I hold a Mobile Home for a few days before confirming my booking?
Unfortunately, this isn’t possible. Our Mobile Homes can be booked on-line on our website and on a selection of our partner portals 24/7.

Is there a minimum age for check-in?
I have a small child who sleeps in the bed with us; do I need to include them in the person count?
Absolutely! Infants and young children are considered people and are counted as such, even if they sleep in a cot or share a bed with older individuals. The maximum occupancy calculation for Mobile Homes doesn’t just consider beds, but also a series of safety parameters that cannot be ignored.
BEWARE: At check-in, all individuals must be registered and present a valid ID (identity card, driving licence, or passport). If the total number of guests exceeds that indicated in your reservation, the Central Reception staff will not be able to grant you access to the resort, and Adria Holiday staff will not be able to hand you the keys to the Mobile Home: your reservation will be cancelled without any refund. Please also note that unregistered individuals cannot be accommodated in the Mobile Home.
Is the use of sun loungers by the pool free at Villaggio San Francesco?
In the Penelope, Tropical and Residence pools at Villaggio San Francesco, use of sun loungers is free of charge for all guests. At the Spray Park Garden, parasols and sun loungers are subject to a fee. However, there are grassy areas available where you can lay out towels for free.
Is the beach spot at Villaggio San Francesco included in the price?
No, the beach spot is not included in the price of your stay. If you wish, you can reserve your parasol at the beach immediately after check-in at the resort’s beach office.
Alternatively, each year from Mid-May onwards, you can book your beach spot on-line on the Villaggio San Francesco website. Click here to visit the dedicated page.

What does it mean if air conditioning is not included?
What type of bed and bath linen is included in the price?
For guests who book directly with Adria Holiday, either on our website or through an offer sent by our booking centre, a first set of bed linen and towels for all reported guests is included in the price.
Please let us know the correct number of people traveling with you at least 3 days before your arrival date, otherwise we may not be able to provide linens for everyone or we may be forced to charge a supplement.
We will provide one set of sheets, one bath towel and one face towel for every person reported in the booking. Therefore, it is essential that you indicate the exact number of adults and children so our staff can prepare the linen before your arrival.
Linen can be changed at the request of guests, for a fee of €25 per person per change.
What types of grills are allowed at Villaggio San Francesco?
For safety reasons, only electric and/or gas grills may be used inside Villaggio San Francesco, with a gas cylinder of maximum 5 kg.
Is it possible to rent a grill during my stay at Villaggio San Francesco?
Yes, you can rent one of our gas grills complete with gas cylinder during your stay. Request it from our on-site staff by visiting the Adria Holiday Reception during opening hours or by calling +39 388 938 2821.
This service is subject to a charge and costs €30.00.
Guests are required to clean the grill after each use. If the grill is found dirty at check-out, €30.00 will be deducted from the security deposit.
For safety reasons, it is forbidden to use grills inside the Mobile Homes or under the veranda. Grills must be used in the courtyard in front of or adjacent to the wooden veranda, away from trees. Furthermore, the use of the grill must not disturb other guests or cause any hazards.
Can I bring my pet to Adria Holiday Mobile Homes at Villaggio San Francesco?
No, we’re sorry, but the Villaggio San Francesco regulations do not allow us to accommodate animals inside our Mobile Homes.
Should we find an animal present at check-in, the Adria Holiday staff will not be able to give guests the keys to the Mobile Home: the booking will be cancelled without any refund.
Is a deposit required to confirm the booking?
To confirm a booking for one or more Adria Holiday Mobile Homes, a 30% deposit of the total amount is required as a down payment. This must be paid via credit card or bank transfer within 5 days of the booking date. Upon receipt of the payment, a booking confirmation will be sent via e-mail and/or WhatsApp.
After 5 days from booking, if we haven’t received your deposit, your reservation will be cancelled.
When should the balance payment be made? And how?
The remaining balance may be paid:
- 9 days before your arrival date via bank transfer or credit card. You’ll receive an e-mail with all the instructions;
- At check-in in cash (up to the legal limit of €4,999.00 as per Italian law) or debit/credit card (Visa, Mastercard; American Express is not accepted). We do not accept payments by cheque.
The city tax will be calculated and must be paid in cash to the Adria Holiday staff upon check-in at Adria Holiday Reception.
A security deposit of €100.00 must be paid at check-in at the Adria Holiday Reception, in cash only. This deposit will be refunded upon your departure after an inspection of the Mobile Home’s condition. It may be withheld, in full or in part, in the event of damage to the accommodation or its furnishings, loss of keys or part of the inventory, or if the Mobile Home’s condition requires extraordinary cleaning.
Besides the balance of the stay, will I have to pay anything else at check-in?
At check-in at the Adria Holiday Reception, in addition to the balance of your stay, you will have to pay, in cash only:
- The tourist tax for the town of Caorle (In 2025 €2.00 per night per person aged 6 and over for a maximum of 10 consecutive nights to be paid IN CASH, but further changes are not excluded.);
- A security deposit, or deposit, of €100.00 per Mobile Home, which you will be refunded at check-out, after an inspection of the Mobile Home’s condition. This amount may be withheld, in full or in part, in the event of damage to the Mobile Home or its furnishings, loss of keys or part of the inventory, or if the Mobile Home’s condition requires extraordinary cleaning.
Can I change the dates of my booking?
If you have booked directly with Adria Holiday, once you have paid the deposit and received your booking confirmation, arrival and departure dates may only be changed subject to availability and subject to a rate adjustment no later than 8 days before arrival.
How do I change my booking?
To change the dates of your reservation, or the Mobile Home model, access your personal area by clicking on the “Modify/Cancel this Reservation” button featured in the confirmation e-mail you received when you made the reservation. You will have access to a window where you can change dates or change rooms, based on actual availability and rates.

If I arrive later or leave earlier than my booked stay dates, will I be refunded?
No, under no circumstances will refunds be given for early departures or late arrivals.
Please notify us if you will be arriving late. If you fail to show up on your arrival day without informing us of a delayed arrival, we will only hold your reservation until 10:00 am on the day following your scheduled check-in. After 10:00 am on the day following your expected arrival, the accommodation will be considered forfeited, and its availability will be reopened for other guests.
How late can I cancel my booking for free?
If you’ve booked directly with Adria Holiday on our website, www.adriaholiday.it, or through an offer sent by Adria Holiday booking centre, you can cancel free of charge and receive a full refund of the deposit paid up to 8 days before the arrival date.
If you cancel from the 7th day up to the day of arrival, your deposit will be retained.
In case of a no-show by 10:00 am on the day after your scheduled arrival without prior notification, the accommodation will be considered forfeited. Under no circumstances will refunds be issued for early departures or late arrivals.
How do I cancel my booking?

Can I choose the number of the Mobile Home?
During the booking process, you can choose the Mobile Home model that best suits your needs, but the specific Mobile Home number and/or pitch number are never guaranteed and are automatically assigned by our booking system to optimise availability. You might not know this, but each unsold night can cost us up to €400, which is why we do our best to optimise the availability of our Mobile Homes throughout the entire opening period.
However, during certain times of the year, especially for those who book directly and well in advance, it is possible to add the PREFERRED NUMBER service to your booking, which allows you to express a preference for a specific Mobile Home number.
The PREFERRED NUMBER service is upon request, costs €150, and must be reconfirmed by the Adria Holiday booking centre. When available, you can add it directly during the booking process on our website, or request it by sending an email to info@adriaholiday.it or a WhatsApp message to +390421380351. Our booking centre will contact you to confirm or definitively cancel the service based on actual availability.
If the number you requested is no longer available, don’t worry: the service will be cancelled from your booking, and its amount will be deducted from your total.
NOTE: In the event that, due to serious unforeseen technical issues at the time of your arrival, we are unable to offer the desired number, the cost of the service will not be charged, or if already paid, it will be refunded.

Can I book 2 or more Mobile Homes next to each other?
Are you travelling with another family and have booked 2 or more Mobile Homes in the same resort?
The Mobile Home number will be automatically assigned by our booking system to optimise availability. You might not know this, but each unsold night can cost up to €400. For this reason, we do our best to optimise the availability of our Mobile Homes throughout the entire opening period.
However, during certain times of the year, especially for those who book directly and well in advance, you can add the PROXIMITY service to your booking, which allows you to express a preference for 2 or 3 nearby Mobile Homes.
The PROXIMITY service is upon request, costs €100.00 per Mobile Home, is available for a maximum of 3 Mobile Homes, and must be reconfirmed by the Adria Holiday booking centre. If available, add the service during booking by writing the name and surname of the person you want to be near in the booking notes, or alternatively, send us an e-mail at info@adriaholiday.it or a WhatsApp message to +39 0421 380 351. Our booking centre will contact you to confirm or definitively cancel the service, based on actual availability.
The possible proximity options are: side-by-side, facing each other, back-to-back, or Mobile Homes in the same cluster, even if alternating.
If we are unable to offer any proximity option, don’t worry: the cost of the service will be deducted from your booking.
PLEASE NOTE: In the event that, due to unforeseen technical issues at the time of your arrival, we are unable to offer you the desired proximity, the cost of the service will not be charged, or if already paid, it will be refunded.
Can I request extra cleaning during my stay?
Yes, if you wish, you can book an extra cleaning during your stay at a cost of €25.00. Our professional staff will clean the living area, bedroom and bathroom of your holiday apartment. Please do not leave dirty dishes in the sink to facilitate the cleaning of the hob.
This cleaning will be carried out in the morning, by 1:00 pm, on the agreed-upon day.
Please note: this service does NOT include a change of bed linen and towels, which must be arranged separately.
Is parking for my car included in the price?
Yes, the price includes parking for one car per Mobile Home. The parking space is located near your accommodation.
I have a second car, where can I park it?
Are you travelling with 2 cars? The Villaggio San Francesco’s private car park is subject to a fee and availability. This service must be requested and paid for directly upon arrival at the Central Reception. Alternatively, you can park your second car in the unattended car park in front of the entrance to the resort.

If you wish to book a private transfer to take you directly from the airport to Villaggio San Francesco in Caorle, send us an e-mail at info@adriaholiday.it or a WhatsApp message and indicate your flight number, estimated landing time, and the total number of people travelling with you, and we will book a transfer with a chauffeured car service (NCC) for you.
Alternatively, if you prefer to take the bus from the airport to the resort, here’s some useful information:
ATVO Line 4A (VENEZIA – MESTRE – MARCO POLO AIRPORT – SAN DONÀ DI PIAVE – CAORLE): The ATVO company offers a shuttle service from Marco Polo Airport to Caorle. The journey takes approximately 90 minutes. Buses depart regularly, and the stop is located at the airport exit.
ATVO Line (Treviso Airport – Caorle): Take the ATVO bus from Treviso Airport to Mestre (travel time approximately 30 minutes). Change in Mestre: Once in Mestre, take another ATVO bus to Caorle. The journey from Mestre to Caorle takes approximately 90 minutes.
The bus stop is just a few metres from the entrance to the Villaggio San Francesco Holiday Resort.

By train, you can reach the railway station of one of the closest towns to Caorle and then continue by bus or taxi.

Why am I required to check-in on-line in advance?
To save time during the guest registration process when you arrive.
We’ll contact you via WhatsApp a few days before your arrival to send you the link to the San Francesco digital platform along with your login credentials. If you experience any technical issues or don’t have time to send your details in advance, don’t worry: you can do everything in person when you arrive at the resort!
When I arrive at Villaggio San Francesco, what should I do?
Upon your arrival at Villaggio San Francesco, park your car outside and register at the Central Reception, where you’ll register your party and receive your wristbands, which will grant you access to the facility. If you’ve completed the on-line check-in, this step will be quicker. If you haven’t been able to do it, don’t worry: you can provide all your details in person.
The Central Reception staff will direct you to the Adria Holiday Reception, which is located inside the resort, in the Agencies area, in front of the Sport Market shop. Click here to view the location of our reception on Google Maps.
At the Adria Holiday Reception, you’ll complete your check-in: you’ll settle any outstanding amounts for your booking, pay the tourist tax in cash, and leave a cash security deposit of €100.00 per Mobile Home. Your Mobile Home will be ready from 4:00 pm; from this time onward, as soon as you’ve completed check-in and payments, you’ll receive your keys.
PLEASE NOTE: keys will only be handed over AFTER ALL OUTSTANDING AMOUNTS HAVE BEEN PAID. If paying by bank transfer, the balance must be credited before key handover. For arrivals after 6:00 pm where Self Check-In has been agreed upon IN ADVANCE, the balance must be paid by the morning of the following day, during our reception’s opening hours; otherwise, the accommodation must be vacated.

What are the opening hours of the Adria Holiday Reception at Villaggio San Francesco?
Our staff is available during your stay for any questions or needs you may have. The Adria Holiday Reception is open from 11:30 am to 1:00 pm and from 3:00 pm to 6:00 pm.
Please remember that the hours of silence apply from 1:00 pm to 3:00 pm, during which time entry/exit and circulation within the resort with motor vehicles are not permitted. Our reception is closed during these hours.

From 1:00 pm to 3:00 pm, the ADRIA HOLIDAY RECEPTION is CLOSED to observe THE SILENCE TIME.
Your Mobile Home will be ready from 4:00 pm. From this time onward, after you’ve settled the balance, payed the tourist tax and provided the €100.00 security deposit, you can collect the keys to your Mobile Home.
If you arrive after 6:00 pm, PLEASE NOTIFY US, and we’ll arrange an after-hours self-check-in and send you the instructions.
PLEASE NOTE: keys will only be handed over AFTER ALL OUTSTANDING AMOUNTS HAVE BEEN PAID. If paying by bank transfer, the balance must be credited before key handover. For arrivals after 6:00 pm where Self Check-In has been agreed upon IN ADVANCE, the balance must be paid by the morning of the following day, during our reception’s opening hours; otherwise, the accommodation must be vacated.
I’m arriving after 6:00 pm; how can I pick up the keys?
The Adria Holiday Reception is open until 6:00 pm. If you arrive later, please get in touch with us, and we’ll arrange an after-hours Self Check-in. We’ll send you instructions on how to access your Mobile Home, and we’ll expect you at the Adria Holiday Reception the following day, during opening hours, to complete the check-in process. Contact us by phone or send a WhatsApp message to +39 388 938 2821 for all the necessary information.
Please note that from 11:00 pm to 7:00 am, THE SILENCE TIME are in effect. Vehicles are not allowed inside the resort during this time, and guests may only enter on foot.
What time do Mobile Homes need to be vacated on departure day?
On the day of departure, the Mobile Home must be vacated and the keys returned by 9:30 am.
Our San Francesco staff will contact you a day before your departure to arrange your check-out.
You will set an appointment between 7:00 am and 9:30 am, and the check-out will take place in person at your Mobile Home. During this time, the accommodation will be inspected, the meter reread, and your security deposit refunded. This security deposit may be withheld, in full or in part, in the event of damage to the Mobile Home or its furnishings, loss of keys or part of the inventory, or if the Mobile Home’s condition requires extraordinary cleaning.

Do you need to depart during the night? If so, contact our staff at +39 388 938 2821 at least one day in advance and request an after-hours self check-out.
After vacating the Mobile Home, you can remain inside Villaggio San Francesco and use all its services for free until 12:00 pm. After this time, your wristbands will no longer open the turnstiles at the pools and Central Reception. The entrance barrier, which reads car number plates, will also no longer open automatically. If you wish to stay inside the resort until the evening, you will need to go to the Central Reception and purchase a daily entrance pass. The price varies depending on the period and the age of the individuals.

What should I do if I find something broken in the Mobile Home? Or if something breaks during my stay?
At every check-out, a home inspection is performed to identify any damage or breakages. However, sometimes something might be missed! If upon your arrival you notice anything broken, immediately contact our on-site staff by phone or WhatsApp at +39 388 938 2821.
If you accidentally break something, or if an appliance malfunctions during your stay, immediately contact our on-site staff by phone or WhatsApp.
In case of breakdowns, malfunctions, or damage to appliances or other equipment inside the mobile home, we will do our best to perform repairs within 3 days of the report.
If the intervention of a maintenance person or specialised technician becomes necessary, we’ll contact you to inform you about the inspection. If you are are unreachable, we reserve the right to access the Mobile Home in your absence to carry out the repair, in order to guarantee your safety and the safety of those travelling with you.
What happens if I lose the keys to the Mobile Home?
If you lose the keys to your Mobile Home during your stay, please visit the Adria Holiday Reception to request another set.
If the Mobile Home keys are missing at check-out, a penalty of €50.00 will be applied for each missing set of keys.
How does Wi-Fi work at Villaggio San Francesco?
At Villaggio San Francesco, Wi-Fi is available in the public areas of the resort, and each guest receives 4 hours of free access per day.
After you’ve registered everyone at the Central Reception upon arrival, the San Francesco staff will send an e-mail to the address you provided. This e-mail will contain a password for each person in your party. Can’t find the e-mail? Check your spam folder. If you still haven’t received it, go to the Resort Information Centre and bring the device you wish to connect to the network.
To use the Wi-Fi, connect your device to the “BI WI-FI” network. Log in by entering your e-mail address and the password you received via e-mail. Each user must use a different e-mail address from other members of the group.
The Wi-Fi will be active for 4 hours, and the time will only be deducted when you are actively browsing.
Want to browse for more than 4 hours a day? Visit the San Francesco Information Centre and purchase a paid subscription for one or more days.
Is there the SILENCE TIME at Villaggio San Francesco?
At Villaggio San Francesco, the Silence Time is observed from 1:00 pm to 3:00 pm and from midnight (12:00 am) to 7:00 am. During these times, you are not allowed to drive or enter/exit the resort by car.
The Adria Holiday Reception will also be closed from 1:00 pm to 3:00 pm.

Can I have guests during my stay at Villaggio San Francesco?
If a guest comes to visit you for a day trip, they must stop at the Central Reception of Villaggio San Francesco to register and pay the daily entrance fee.
If the guest wishes to stay overnight for one or more nights in your Mobile Home, they are welcome, provided that the maximum permitted occupancy is not exceeded. Should there still be available beds, the guest will not owe Adria Holiday any additional charges; they will only need to pay the tourist tax for the actual nights of their stay at the Central Reception of Villaggio San Francesco.

All our holiday apartments are located in the heart of Lido di Jesolo, in the very central areas of Piazza Brescia, Piazza Drago, and Piazza Aurora. When you calculate your quote on our website, both the area of town and the full address of the property are indicated in the box for each available apartment.
How far are Adria Holiday Apartments from the sea?
Our holiday apartments are located in different complexes, between 80 and 500 metres from the beach. You’ll find the full address of each apartment in its description on our website.
What’s included in the price of my stay?
We offer stays in various types of holiday apartments across different price ranges. The services included in the price vary depending on the specific property, any special offer received, and the platform you choose to book on. The best rates and most flexible cancellation policy are reserved for guests who book directly with us, either on our website, www.adriaholiday.it, or through an offer sent by our booking centre.
Also, if you book directly, you will get a first set of bed linen and towels for all reported guests included in the price. Please let us know the correct number of people traveling with you at least 3 days before your arrival date, otherwise we may not be able to provide linens for everyone or we may be forced to charge a supplement. The linen set for each person indicated in your booking includes: 1 fitted sheet, 1 top sheet, 1 pillowcase, 1 bath towel, and 1 face towel.
Linen can be changed at the request of guests, for a fee of €25 per person per change.
When is the best time to book?
You might already know, but we apply dynamic pricing to our holiday apartments in Lido di Jesolo. This means it’s always best to book well in advance: when bookings open for the following season, which is usually in September, you’ll find our most advantageous prices ever. As the number of bookings increase and our availability decreases, rates will rise.

I have a small child who sleeps in the bed with us; do I need to include them in the person count?
Absolutely! Infants and young children are considered people and are counted as such, even if they sleep in a cot or share a bed with older individuals. The maximum occupancy calculation for holiday apartments doesn’t just consider beds, but also a series of safety parameters that cannot be ignored.
BEWARE: At check-in, all individuals must be registered and present a valid ID (identity card, driving licence, or passport). If the total number of guests exceeds that allowed by the rules of the holiday apartment, we will not be able to grant you access to the property and your reservation will be cancelled without any refund. Please also note that individuals who were not registered at check-in cannot be accommodated in the holiday apartment.
What type of bed and bath linen is included in the price?
For guests who book directly with Adria Holiday, either on our website or through an offer sent by our booking centre, a first set of bed linen and towels for all reported guests is included in the price.
Please let us know the correct number of people traveling with you at least 3 days before your arrival date, otherwise we may not be able to provide linens for everyone or we may be forced to charge a supplement.
We will provide one set of sheets, one bath towel and one face towel per person. Therefore, it is essential that you indicate the exact number of adults and children so our staff can prepare the linen before your arrival.

Is the beach spot included in the price?
We offer stays in various types of holiday apartments across different price ranges. The beach service may be included or not depending on the chosen holiday apartment and/or the offer received.

Can I take my pet with me to Adria Holiday Apartments in Lido di Jesolo?
In Lido di Jesolo, we offer several apartments where your well-behaved and house-trained four-legged friend (cat or dog) is welcome. You’ll be responsible for cleaning up after your pet in communal areas, and please be aware that if there’s any damage to the furniture or furnishings, your security deposit paid at check-in will be withheld.
Upon departure, we’ll need to perform a deep cleaning, including disinfection for guests with allergies. For this reason, a contribution of €30.00 is required for each pet you bring with you.
The only holiday apartments where pets are NOT allowed are Drago and Residence Sun Village.
Is there a supplement if I travel with my 4-legged friend?
Yes, upon departure, we’ll need to perform a deeper cleaning, including disinfection for guests with allergies. For this reason, a contribution of €30.00 is required for each pet you bring with you.
Can I take my dog to the beach?
According to the rules of the Municipality of Jesolo, dogs can access the beach only in the following areas: the free access beach of the lighthouse at the mouth of the river Sile, the free access beach of Cortellazzo at the mouth of the river Piave and the Bau Bau Beach near the hospital.
At Bau Bau Beach, you’ll find an accessorised beach dedicated to your four-legged friend and a stretch of sea where they are also allowed to swim.
What does it mean if you indicate that 10 hours a day of air conditioning are included in the price?
For some of our holiday apartments, the price of your stay includes a limit of 10 hours of Air Conditioning per day. This measure is part of our efforts to reduce waste, preventing air conditioning from being left on 24/7, perhaps with windows open or when you’re out of doors.
If you’ve booked one of these holiday apartments, upon your arrival, we’ll read the kilowatt meter in the apartment together, and we’ll read it again when you depart. If your total consumption is less than or equal to 10 kilowatt-hours per day, you won’t owe anything. However, if your consumption exceeds this limit, each extra kilowatt will be charged at €0.50.
Is a deposit required to confirm the reservation?
To confirm the booking of one or more Adria Holiday apartments in Lido di Jesolo, a 30% deposit of the total amount of the stay is required as a confirmatory deposit, to be paid by bank transfer or in cash within 5 days of the booking date. Upon receipt of the payment, a booking confirmation will be sent via e-mail and/or WhatsApp.
After 5 days from booking, if we haven’t received your deposit, your reservation will be cancelled.
When should the balance payment be made? And how?
- 9 days before your arrival date via advance bank transfer;
- At check-in in cash (up to the legal limit of €4,999.00 as per Italian law) or by instant bank transfer.
Besides the balance of the stay, will I have to pay something else at check-in?
At check-in at our agency, in addition to the balance if it hasn’t already been paid, you will be asked to pay only in cash for:
- The tourist tax for the City of Jesolo (in 2025 €1.00 per night per person from 10 years of age for up to 10 consecutive nights but future changes are not excluded);
- A security deposit of €200.00 per holiday apartment, which you will be refunded at check-out, after an inspection of the apartment’s condition. This amount may be withheld, in full or in part, in the event of damage to the holiday apartment or its furnishings, loss of keys or part of the furnishings, or if the holiday apartment’s condition requires extraordinary cleaning.
Can I change the dates of my booking?
Once the deposit has been paid and the booking confirmation has been received, the arrival and departure dates can be changed only subject to availability and subject to a rate adjustment no later than 8 days before the arrival date.
How do I change my booking?
If you’d like to change the dates of your booking, subject to remaining availability, a rate adjustment, and within the stipulated terms, please e-mail us at info@adriaholiday.it indicating your name and surname, your booking number, and the changes you’d like to make. We will get back to you as quickly as possible, providing information on actual availability and rates.
If I arrive later or leave earlier than my booked stay dates, will I be refunded?
No, under no circumstances will refunds be given for early departures or late arrivals.
Please notify us if you will be arriving late. If you fail to show up on your arrival day without informing us of a delayed arrival, we will only hold your reservation until 10:00 am on the day following your scheduled check-in. After 10:00 am on the day following your expected arrival, the accommodation will be considered forfeited, and its availability will be reopened for other guests.
How late can I cancel my booking for free?
If you’ve booked directly with Adria Holiday on our website, www.adriaholiday.it, or through an offer sent by our booking centre, you can cancel free of charge and receive a full refund of the deposit paid up to 8 days before the arrival date.
If you cancel from the 7th day up to the day of arrival, your deposit will be retained.
In case of a no-show by 10:00 am on the day after your scheduled arrival without prior notification, the accommodation will be considered forfeited. Under no circumstances will refunds be issued for early departures or late arrivals.
How do I cancel my booking?
If you’ve booked directly with Adria Holiday, you can cancel your booking by accessing your personal area: you’ll find the link and access credentials in the confirmation e-mail you received when you made the booking on our website. Once you’ve logged in, click on the red button “Cancel Booking”.
Alternatively click here and enter the Holiday Apartments in Jesolo booking page on our website www.adriaholiday.it, and click on the wording “Personal area” at the top right. Log in with the credentials provided in the confirmation e-mail you received (booking code and PIN code). You will see a summary window with your booking details, where you can click on the red button “Cancel the Booking”.

To process the deposit refund via bank transfer, we require the following details: account holder’s full name, IBAN, and BIC-SWIFT code.
Can I request extra cleaning during my stay?
Yes, if you wish, you can book an extra cleaning during your stay at a cost of €25.00. Our professional staff will clean the living area, bedroom and bathroom of your holiday apartment. Please do not leave dirty dishes in the sink to facilitate the cleaning of the hob.
This cleaning will be carried out in the morning, by 1:00 pm, on the agreed-upon day.
Please note: this service does NOT include a change of bed linen and towels, which must be arranged separately.
Is parking for my car included in the price?
All our holiday apartments in Lido di Jesolo include 1 parking space in the price, with the exception of the three attic apartments in Piazza Brescia, which do not have one: Attic apartment 5, Attic apartment 6 and Attic apartment 7.
At check-in, we can point you to nearby areas (from 100 to 400 metres from the holiday apartment) where free parking is available, if you find a spot. Alternatively, if you prefer private parking, we recommend the Jtaca car park in Piazza Brescia.
I have a second car, where can I park it?
All our holiday apartments in Lido di Jesolo include 1 parking space in the price, with the exception of the three attic apartments in Piazza Brescia, which do not have one: attic apartment 5, attic apartment 6 and attic apartment 7.

To reach the our office in Jesolo by car, click here, enter your starting point, and view the Google Maps itinerary.
If you’re driving from the North:
A4: If you’re driving from the Trento, Bolzano, or Brenner Pass area, take the A22 motorway (Brenner Motorway) heading south. Continue on the A4: Once you reach the exit for Verona (if driving from the north), take the A4 motorway (towards Venice).
Continue until the Noventa di Piave – San Donà di Piave exit. Exit at Noventa di Piave: After the exit, follow the signs for Jesolo, taking the SS14 (State Road 14) south. Continue on the main road and, by following the signs, you will reach Jesolo.
Alternatively, if you’re coming from the Udine area, you can take the A4 motorway and follow the same route.
If you’re driving from the South:
If you’re coming from Venice, take the A4 motorway (Turin-Trieste Motorway) towards Trieste. Exit for Mestre: If you are in Venice or Mestre, take the Mestre (Venezia) exit and continue on the SS14 (State Road 14) towards Jesolo. Continue on the SS14: Follow signs to Jesolo on the SS14. The road will take you directly to the Jesolo area. Alternatively, if you’re driving from Bologna or Padua, you can take the A13 motorway towards Padua and then connect to the A4.

Please indicate your flight number, estimated landing time, and the total number of people travelling with you, and we will book a transfer with a chauffeured car service (NCC) for you.
Alternatively, if you prefer to take the bus from the airport to Jesolo station, here’s some useful information:
ATVO Line (Venice Marco Polo Airport – Jesolo): The ATVO company offers a shuttle service from Marco Polo Airport to Jesolo. The journey takes approximately 40 minutes. Buses depart regularly, and the stop is located at the airport exit.
ATVO Line (Treviso Airport – Jesolo): Take the ATVO bus from Treviso Airport to Mestre (travel time is approximately 30 minutes). Change in Mestre: Once in Mestre, take another ATVO bus (line 10) to Jesolo. The journey from Mestre to Jesolo takes approximately 50 minutes.

If you wish, from 10:00 am you can come to our agency to complete the registration of your party and settle any outstanding amounts. As soon as your holiday apartment is clean and ready, we will notify you and hand over the keys. If you wish, while waiting for the holiday apartment to be ready, you can deposit your luggage at the agency.
Before 10:00 am, exclusive priority will be given to departures, check-outs, and maintenance. No new arrivals will be processed before 10:00 am.

Unfortunately, we cannot guarantee that the holiday apartments will be ready and clean before 4:00 pm. We cannot know in advance if your apartment will be ready earlier or at what time. Please take all of this into account when planning your journey.

In case of breakdowns, malfunctions, or damage to appliances or other equipment inside the apartment, we will do our best to perform repairs within 3 days of the report.
If the intervention of a maintenance person or specialised technician becomes necessary, we’ll contact you to inform you about the inspection. If you are unreachable, we reserve the right to access the apartment in your absence to carry out the repair, in order to guarantee your safety and the safety of those travelling with you.

Can I invite friends or family to the holiday apartment?
If a guest comes to visit you during your stay, we ask you to let us know. If they wish to stay overnight, they are welcome, provided that the maximum possible occupancy is not exceeded. Every person who stays overnight, even for just one night, must be registered at our office, presenting a valid identification document (ID card, driving licence, or passport) and will be required to pay the tourist tax.
Where can I find my Wi-Fi credentials?
All our holiday apartments in Lido di Jesolo are equipped with Wi-Fi. The network name and access password, along with other useful information, are indicated in the “Welcome” frame hanging inside your holiday apartment.

All our holiday apartments are located in a family-friendly environment. Guests are required to observe SILENCE TIME from 1:00 pm to 3:00 pm and from 11:00 pm to 8:00 am.
What happens if I lose the keys to the holiday apartment?
If you lose the keys to the holiday apartment during your stay, go to the agency to request another set.
If the keys to the holiday apartment are missing at check-out, a penalty of €50.00 will be applied for each missing set of keys.
What time should the holiday apartments be vacated on departure day?
On the day of departure, Adria Holiday apartments in Lido di Jesolo must be vacated by 9:00 am. The keys must be returned to the agency, where the security deposit will also be refunded.
How should I leave the holiday apartment on departure day?
Before departing, guests are required to dispose of all rubbish, wash dishes and utensils, empty and turn off the refrigerator, and leave the hob and rooms tidy.
How does check-out work?
The apartments and their respective parking spaces must be vacated by 9:00 am on the day of departure.

Check-out will take place at the Adria Holiday Agency in Piazza Brescia, where you must return the keys. Upon presenting the receipt issued at check-in, the security deposit will also be refunded, minus any applicable penalties.
If you wish, you may leave your luggage at our agency for a few hours on your departure day.
Would you like to book a late check-out?
Contact us 1 or 2 days before your departure by e-mail at info@adriaholiday.it or via Whatsapp at +390421380351 to find out if it is possible to vacate the apartment after 9:00 am, and the related cost. The availability of this service must be verified closer to the date, based on confirmed bookings. For this reason, it is not possible to book a late check-out in advance.

Items forgotten by guests are taken to our Agency in Piazza Brescia. Please contact us to report what you’ve left behind by sending an e-mail to: info@adriaholiday.it or a WhatsApp message to +39 0421 380 351. If shipping is required, the cost will be at the recipient’s expense.
